Home Ownership

The Village at Duxbury, a continuing care retirement community for residents 62+, is organized as a cooperative housing corporation. The stockholders of the cooperative corporation have voting rights and own a share of stock, and are entitled to benefits of ownership, including real estate tax benefits and the opportunity to benefit from appreciation of the value of their share. One share is attributable to each Apartment or Garden Home and if two individuals live in an Apartment or Garden Home they own one share jointly and together have one vote as a shareholder. Upon resale of the share, residents receive 85% of the selling price of their share. Welch Healthcare and Retirement Group manages the community. The eleven-member elected Board of Directors is the governing body for The Village, with eight residents serving on the Board.

A continuing care retirement community, or CCRC, provides housing, services, amenities and healthcare on a community campus. The social, emotional and physical well being of residents is the focus of a CCRC. A vibrant lifestyle in a residential environment, along with personal and healthcare services when needed, allows residents to remain at a retirement community as their needs change. Residents are able to stay close to their spouse, friends and neighbors while receiving extra services.
