Fee Structure

Most residents use the proceeds from the sale of their home to purchase a share. Purchase prices are established by the Board of Directors. One bedroom Apartment Homes start from $220,000. Two bedroom Apartment Homes start from $340,000. Garden Homes start from $600,000. A Community Fee of 2% of the purchase price is paid at closing.

A Monthly Service Fee covers real estate taxes; utilities including water, sewer, electricity, heat and air conditioning; plumbing and electrical repairs; activities; fitness and wellness programs; scheduled transportation; landscaping and maintenance; basic cable television service; 24-hour security; 24-hour emergency assistance; and management fees.

Monthly fees begin at $1,938 for Apartments and $3,261 for Garden Homes. A flexible dining program and housekeeping service, both optional, are available.

Residents absent from The Village at Duxbury for thirty (30) days or longer will be credited a $105.00 occupancy fee in addition to the meal and housekeeping credit.

Cooperative Share Prices

The Board of Directors of The Village at Duxbury Homeowners Cooperative Corporation evaluates the current pricing of competitive senior living communities, assesses the current real estate market on the South Shore and reviews the historical pricing structure of the Apartment and Garden Homes at The Village. After this review, the Board established the following prices for The Village at Duxbury Cooperative Shares; however, offers may be made on available Apartments and Garden Homes.
