Deferred Closing Program
The Village at Duxbury is offering incoming residents a Deferred Closing Program. This option allows qualified clients to become residents by moving into our community while their personal residence is for sale. The home must be listed with a licensed real estate broker and actively marketed through the Multiple Listing Service (MLS). The resident has up to six months (may be extended) to pay the balance due on the Apartment or Garden Home. A Deferred Closing is subject to seller approval.
Program Requirements:
- Executed Village at Duxbury Homeowners Cooperative Corporation documents;
- Payment of 15% of the Apartment or Garden Home purchase price to the Homeowners Cooperative (to cover transfer and reserve fund fees);
- Deferred Community Fee to be paid with balance of purchase price;
- Service Fees billed monthly to your Village account, no advance payment required; and
- Carry a Renter’s or Tenant’s insurance policy.
